They created the listing with detailed descriptions of the resort amenities and my specific ownership benefits. Months 2-3: The listing was active on multiple platforms. I received the first serious inquiry at week 6. Two potential buyers toured the resort but didn't make offers. Month 4: Received an offer at $7,200. After negotiation through my rep, we settled at $7,800. Months 5-6: Escrow and transfer process. The buyer's financing took 3 weeks to clear. Title transfer was handled by their in-house closing team. Total time from listing to close: 6 months. Net proceeds after commission and fees: $6,240.

What Went Well

What Went Wrong

The 15% commission plus $500 closing fee felt steep, but I was told this is industry standard. Would have appreciated more proactive updates during slow periods.

Be realistic about your timeshare's value. The resale market is tough and most timeshares sell for a fraction of purchase price. Get comparable sales data before committing to a listing price. Also, understand all fees upfront and calculate your true net proceeds before signing any agreements.
